Welcome to May—where the lilacs are blooming, patios are finally earning their keep, and the Red River Valley is collectively pretending we didn’t all threaten to move south in February. The real estate market is warming up too. Buyers are out, sellers are stepping up, and the momentum heading into summer is strong enough to blow your lawn chairs over.

In this month’s issue, I’m recapping our Dakota Plains Realty Earth Day Celebration—because yes, we love this community and the planet it sits on. I’m also breaking down what sellers actually need to know about buyer contingencies (no guesswork required), giving you the real talk on flood risk in our area, and sharing clever storage solutions for homes without giant closets—because not every house comes with Kardashian‑level wardrobe space. You’ll also find featured listings and a look at April’s market stats, plus what those numbers really mean for you as we roll into peak season.

If you’re thinking about buying, selling, investing, or getting your home summer‑ready, reach out anytime to schedule a tour, request a free market analysis, or chat all things real estate.

Earth Day Celebration

Thank you to everyone who stopped by Hornbacher’s on Earth Day to grab a free insulated tote and share a little sunshine with our Dakota Plains Realty crew. From grocery‑run smiles to kids picking out their favorite bag, the energy was pure FM magic.

Our agents had a blast handing out totes at Osgood, Azool, and Sheyenne Street — and I loved getting to meet so many of you in person. This community shows up with heart every single time.

Here’s to reusable bags, small green choices, and the local love that keeps this place special!

April Market Update

The early 2026 market is showing steady momentum—prices are rising, activity is healthy, and inventory is slowly building. It’s a market that’s moving with purpose, not panic.

What Stands Out:

  • Average sales price: $350,155 — up 5.6% Home values continue to climb, giving sellers solid equity gains and keeping buyer demand strong for well‑priced homes.
  • Closed sales: 1,103 — up 3.9% More buyers are getting to the closing table, a sign of confidence and steady activity across the region.
  • Average days on market: 110 — up 10 days Homes are taking a bit longer to sell, which often happens as inventory grows and buyers take more time to compare options.

  • Months of inventory: 3.52 Still below the 4–6 month “balanced market” range—leaning slightly toward sellers, but far from the frenzy of past years.

  • New listings: 2,171 — up 3.4% Fresh inventory is arriving, giving buyers more choices and helping stabilize the pace of the market.

  • Active listings: 3,445 — up 2.2% A gentle increase in available homes is creating a healthier, more predictable environment for both sides of the transaction.

  • 98% of original list price received Strong pricing strategy still matters—homes positioned correctly are capturing solid offers.

What the Numbers Mean For You:

The first four months of 2026 show a market that’s balanced, active, and trending upward without overheating. Whether you’re buying or selling, thoughtful preparation and strategic pricing remain the keys to success.

If you’re curious what these numbers mean for your home—or your next move—I’m always here to help you navigate it with confidence. With nearly 20 years of experience helping clients navigate every kind of market, I’m here to keep things simple and stress‑free, no matter your goals.
