February Market Update — A Strong Start to 2026

The February numbers are in, and the first two months of 2026 are giving us exactly what we like to see in the Fargo–Moorhead market: balance, stability, and steady movement. In short… a market that’s actually behaving.

We’re seeing more homes available, strong buyer activity, and healthy growth across key metrics. Prices are up, days on market are down, and inventory is sitting comfortably in that balanced range. It’s the real estate version of your coffee kicking in right on time.

For Buyers, that means more choices.
For Sellers, it means motivated buyers and solid values.
For Everyone, it means a refreshingly normal start to the year.
