The real estate market is buzzing too. Buyers are active, sellers are stepping forward, and the early‑summer momentum is strong enough to rattle the wind chimes on every West Fargo patio.

West Fargo Lions Celebration

What a fun night at the annual family picnic and celebration of service. My Realtor heart loves a good gathering of people who show up, pitch in, and make our community stronger and tonight was exactly that.
Tonight we celebrated:
  • 2,855 kids served through vision screenings (clear vision = bright futures)
  • 370 volunteer hours poured into our neighborhoods
  • $22,000 donated to local nonprofits doing incredible work
  • Lion Preston, whose leadership as President kept our pride moving forward
  • Our new board and officer team taking the oath of service 
  • We honored Lion Jakelle as our Lion of the Year
Serving our community is a lot like real estate — it takes teamwork, heart, and people who care enough to show up. And this group? They show up every time. We work hard, we have fun, and it’s always a great day to be a Lion.



June Market Update:
What May’s Numbers Mean for You in Fargo–Moorhead

 

The Fargo-Moorhead market continues to show steady strength as we move through the first half of the 2026. Whether you're thinking about buying, selling, or just keeping an eye on the market, May's numbers paint a clear picture of where things are headed. 

Prices Are Still Rising -
The average sales price is up 4.4% from last year.

  • For Sellers: That’s continued equity growth and strong demand for homes that are priced and presented well.
  • For Buyers: Rising prices mean waiting can cost you—locking in a home sooner rather than later helps you stay ahead of future appreciation.

Inventory Is Tightening Again - Even though new and active listings are up year over year, months of inventory has slipped to 3.28, dipping further below a balanced market as we head into the busy summer season.

  • For Sellers: Low inventory means less competition. Well‑priced homes—especially under $300,000—are still seeing strong activity and multiple‑offer potential.
  • For Buyers: Expect competition, particularly in those popular price points. Being pre‑approved, decisive, and ready to move quickly is key.

Days on Market Are Up - Homes are averaging 100 days on market, about 10 days longer than last year.

  • For Sellers: This is your reminder that strategy matters. Homes that shine—through staging, thoughtful pricing, and strong marketing—still sell faster and for more.
  • For Buyers: Longer market times can create opportunities. Some homes may be more negotiable, especially if they’ve been sitting without updates or strong presentation.

Sellers Are Still Getting 98% of List Price - That’s a strong indicator that buyers are willing to pay close to asking when a home is positioned well.

  • For Sellers: You’re still in a solid spot—buyers are showing up with serious intent.
  • For Buyers: Expect less wiggle room on price for homes that are move‑in ready and well‑maintained.

Bottom Line

This is a market full of opportunity on both sides. Buyers benefit from more choices than last year, but competition is real—especially under $300K. Sellers continue to enjoy strong values, and the homes that stand out still perform exceptionally well.
