Welcome to June—where the sun stays up past our bedtimes, the mosquitoes are plotting their annual takeover, and the Red River Valley is officially in its “we earned this” era. The real estate market is buzzing too. Buyers are active, sellers are stepping forward, and the early‑summer momentum is strong enough to rattle the wind chimes on every West Fargo patio.
In this month’s issue, I’m sharing highlights from the West Fargo Lions Annual Picnic & Service Celebration, plus digging into how timing can affect a seller’s marketing strategy—because when you list matters just as much as how you list. I’m also breaking down what buyers should look for in a home inspection report (no surprises, no stress), and sharing smart garage organization ideas for homes that need a little more function and a little less chaos. You’ll also find featured listings and a look at May’s market stats, along with what those numbers really mean for you as we head into peak season.
If you’re thinking about buying, selling, investing, or getting your home summer‑ready, reach out anytime to schedule a tour, request a free market analysis, or chat all things real estate.

West Fargo Lions Celebration

The Fargo-Moorhead market continues to show steady strength as we move through the first half of the 2026. Whether you're thinking about buying, selling, or just keeping an eye on the market, May's numbers paint a clear picture of where things are headed.
Prices Are Still Rising - The average sales price is up 4.4% from last year.
Inventory Is Tightening Again - Even though new and active listings are up year over year, months of inventory has slipped to 3.28, dipping further below a balanced market as we head into the busy summer season.
Days on Market Are Up - Homes are averaging 100 days on market, about 10 days longer than last year.
Sellers Are Still Getting 98% of List Price - That’s a strong indicator that buyers are willing to pay close to asking when a home is positioned well.
Bottom Line
This is a market full of opportunity on both sides. Buyers benefit from more choices than last year, but competition is real—especially under $300K. Sellers continue to enjoy strong values, and the homes that stand out still perform exceptionally well.
If you’re wondering what these numbers mean for your next move, I’m here to help you navigate with clarity and confidence.
