Down Home Move-In 

Last month, the Dakota Plains Realty team had the honor of stepping into the lives of a family of three and turning their empty apartment into a dignified, fully furnished home — our 5th Down Home move‑in in five years. In just two hours — on a very hot afternoon — our team transformed an empty apartment into a place filled with comfort, dignity, and hope. Every drop of sweat was worth it for this sweet family.

When Mom and one of her daughters walked in for the reveal, her smile lit up the entire space. She looked around, took a breath, and said through tears, “Thank you so much. We have never had a nice house like this before.” Her other daughter couldn’t be there in person, but she toured her brand‑new bedroom over FaceTime. The moment she saw it, we heard a joyful, “Wow, it feels like a home now!” She can’t wait to see it in person.

As we move deeper into summer, the Fargo–Moorhead market continues to show steady strength. Prices are rising, listings are growing, and both buyers and sellers have meaningful opportunities as we head into July. Here’s what the latest numbers tell us — and how they impact your next move.

Average Sales Price | $367,136 | +5.1%

For Sellers: Your equity continues to grow. Rising prices mean well‑prepared homes are still commanding strong offers, especially when staged and priced strategically.
For Buyers: Waiting can get expensive. Higher prices signal that entering the market sooner helps you stay ahead of future appreciation.

Closed Sales | 2,239 | +6.4%

For Sellers: More homes are successfully selling — a sign of strong buyer demand. If you list with a thoughtful plan, you’re stepping into an active, motivated market.
For Buyers: More closed sales mean more competition. Homes that are move‑in ready or under $300K continue to draw quick interest, so being prepared and decisive matters.

For Sellers: Homes are taking slightly longer to sell, which makes presentation and pricing even more important. The homes that shine still sell faster and for more.
For Buyers: Longer days on market can create opportunity. Some homes may be more negotiable, especially if they’ve been sitting without updates or standout marketing.
