In 2023, the average sales price was $317,643, which is up 2.11% from the 2022 average of $311,281. Appreciation has returned to a more normal level of 3-4% per year.

There were 753 active listings as of December 31, 2023, which is 3.9% more listings compared to 2022. However, the total number of homes sold in 2023 was down 18.4% for the year.

The year ended with 3.1 months of inventory which puts us in a Seller’s market for homes priced under $400,000.

There are 6.5 months of inventory for homes priced over $400,000, which is considered a Buyer’s market.

It took longer to sell a home in 2023, with the average time on market at 54 days. This is 14 days longer than in 2022.
