How's The Market?

Total inventory is at 3.9 months which is approaching the balanced market range of 4-6 months of inventory. However, a seller's market continues for homes priced under $350,000 where there is 2.6 months of inventory. There are 5.8 months of inventory for homes priced over $350,000 and over 6 months of inventory for home priced over $500,000.

In a balanced real estate market, Buyers have more homes to choose from and may be able to negotiate Seller concessions such as interest rate buy-down and closing costs. Sellers will need to competitively price their homes and put more effort into preparing their homes for the market by staging and making needed repairs.

The number of existing homes on the market (701) is now more than double the number of new construction homes (332) on the market. This is a big swing from the beginning of 2023 when new construction listings outnumbered existing home listings. You may have noticed many local builders are running promotions which was rare last year.
