
Happy September! With fall just around the corner, I'm thankful for a fun-filled summer and I’m looking forward to beautiful fall colors and football! I hope that all is well in your household with the weather cooling down, kids getting back into the swing of things at school and everyone settling into a fall routine. How's the Market?

Appreciation is at 2.58% year to date. Normal year over year appreciation is 3 to 4%. The double-digit appreciation of last year is gone.
Average days on market has increased to 56 days which is 16 days longer than last year. That makes sense as we have 21.1% more homes for sale this year.
The Seller's Market continues for homes priced under $350,000 where there is 2.1 months of inventory. There are 5.5 months of inventory for homes priced over $350,000 and for homes over $500,000 inventory is at 7 months. All have slightly increased since last month.
